The southern harbour area of Alblasserdam is a former foreland with shipbuilding activities that will be converted into real estate. A real estate developer has been selected to prepare a design for living, parking and shopping. The plot is outside dyke ring 16 and precautions are needed for high tides. The land is owned by the municipality.

Why was this project started?
Land use policy from the municipality. Housing shortage. The plans for development of the plot started in 2000. The plan was to develop a transferium for the visitors of Unesco World Heritage Mill
Complex Elshout / Kinderdijk. The project was called Royal House of Holland. Due to the financial crises in 2008, etc the project never came to a plan. In the mean time the transferium will be realized at the outskirt of the village just after leaving high way A-15 exit 22.

What are specific, distinctive, strong elements in this project?
It is in the historic center of the village in a former polder / foreland. It has to have 30% social rent housing and enough parking. It has to Fitbit the ensemble of the built environment.

Have others adopted, or shown interest in adopting, your idea in their own area?
I do not know yet. Students of Rotterdam University for Applied Science have made a proposal to change the route of the primary water defence to enclose the area for real estate.
